The Marketgait area in Dundee forms the beginnings of the east approach to Dundee’s Cultural Quarter. The site offers the opportunity to repair the end of the Nethergate approach and continue a new urban massing down towards Greenmarket and the entrance to the Seabraes Media village.

A mixed use of a 100 bedroom hotel, office accommodation and ground floor commercial units integrate to form two linked but distinctly different buildings. The North most section abuts a 5-storey Victorian tenement and is set back at a higher level to ease the transition in height between the existing and proposed architecture. A new sandstone façade is composed as an abstract of the tenement with feature recesses continuing the line of the existing stone cornicing of the tenement.

The hotel is located at the southern end of the development and is a simpler composition of bold planes and a minimal material palate of polished block, zinc and smooth white render. The top floor provides panoramic office accommodation set back to reduce the impact on the street.
